* Water, internet, mailbox, and trash are included in the monthly fee. Electricity is billed separately at $0.15 per kWh.
General
Only two (2) adults and two (2) children per camper are included in the monthly rate. Additional persons will incur a fee of $30 per adult and $10 per child per month.
No loud music at any time. Quiet hours are from 10pm to 8am daily.
When using laundry facilities, please empty the washer/dryer promptly when your load is finished. Please take all personal items from communal bathrooms when finished.
Vehicles
A 10 mph speed limit is strictly enforced — including for visitors. Only two (2) vehicles per space are included in the rate. Additional vehicles incur a fee of $25/month. Trailers incur a fee of $25/month.
Site Maintenance
Please keep your space neat and clean. Clutter will not be tolerated outside your camper. No garbage may be left outside — please use the designated dumpsters. The exterior of all campers must be free of mold and mildew. Tarps are not permitted at any time.
Children & Visitors
All overnight visitors must register. Overnight visitors may not stay more than three (3) consecutive nights without incurring additional fees. Children under 12 must have adult supervision in all common areas.
Pets
Only two (2) pets allowed per camper. Pets may not be left outside unattended. All pets must remain on a leash when outside. You are responsible for your pet's conduct and must pick up all waste.
Prohibited
No criminal or drug-related activity will be tolerated. Absolutely no discharge or use of firearms or fireworks is permitted. All weapons must comply with state and federal law.
Monthly Billing
Monthly rate is $575/month plus electric billed at cost per kWh. Rent more than 3 days late incurs a $35 late fee plus $15 per additional day. A $75 clean-up fee applies if your site is not clean upon move-out. All refunds are issued by check only.
Effective October 1, 2025. Management reserves the right to evict or refuse service to any person who breaks or disregards any rules, and may amend rules with proper notice.
